Job Requirements:
- Minimum Bachelor/Master Degree in Engineering (Civil, Electrical, or Mechanical), Property Management, Business Administration, or a related discipline.
- At least 5-10 years of experience in building management or facility management, with 5+ years in a managerial position overseeing large commercial properties or high-rise buildings.
- Proven expertise in building operations, including maintenance, safety, security, and energy management.
- Strong understanding of tenant relations, leasing agreements, and contract management.
- Familiarity with property management systems and Building Automation Systems (BAS).
- Solid knowledge of building regulations, environmental laws, and compliance standards.
- Excellent financial management skills, including budgeting, cost control, and profitability analysis.
- Strong leadership skills with experience in managing large operational teams.
- Exceptional communication, negotiation, and problem-solving abilities.
- Proficient in Microsoft Office Suite and property management tools.
- Ability to work under pressure and manage multiple priorities effectively.

Job Descriptions:
- Lead and manage the overall operations of Menara 165, ensuring all facilities and services meet the highest standards.
- Oversee building maintenance, repair schedules, and operational systems (HVAC, electrical, plumbing, etc.) to ensure optimal functionality and compliance.
- Develop and implement *strategies for tenant acquisition and retention*, ensuring high occupancy rates and client satisfaction.
- Create and manage the *annual operating budget*, monitoring expenses and ensuring cost efficiency without compromising service quality.
- Supervise security and safety measures, ensuring compliance with local regulations and maintaining a safe environment for all tenants and visitors.
- Oversee vendor management, including contract negotiations and performance evaluations for outsourced services.
- Monitor and evaluate the performance of *Building Automation Systems (BAS)* to improve energy efficiency and reduce operational costs.
- Act as the primary liaison between tenants, owners, and senior management, addressing concerns and resolving conflicts effectively.
- Conduct regular inspections of the property to identify improvement opportunities and implement necessary upgrades or repairs.
- Lead and mentor the building management team, providing training and development opportunities to ensure operational excellence.
- Stay updated on industry trends, local regulations, and best practices to keep Menara 165 competitive in the market.
